Overview
The building’s owner and their tenant Negri Bossi North America understood that a power purchase agreement (PPA) would allow both sides to reach their financial and environmental goals. Negri Bossi North America could reduce their electricity costs and carbon footprint by purchasing clean solar energy at below market rates. The building owners could increase their property's revenue by constructing, owning, and maintaining a solar system that sells electricity directly to their tenant. A win for both sides, the building owners installed a 28.91 kW ballasted solar system allowing them to utilize otherwise vacant roof area improving their return on investment.
Engineering
Engineered with the lightweight SolarDock ballasted mounting system, the solar system design required no upgrades to the building’s structural system, required no mechanical attachments to the building and did not impact the existing EPDM roof warranty.
Designed for maximum efficiency and energy yield, the solar system utilizes five individual SMA Sunny Boy inverters providing a more granular maximum power point tracking architecture with less central points of failure. The project features (118) Motech solar modules and five SMA Sunny Boy inverters interconnected via net-metering.
Benefits
Without adding a single square foot of tenant space, the building owners have increased the value of their property and the income it generates. Over a thirty year life, the solar system is expected to produce over one million kWh of electricity that can be directly sold to their tenant just below current market rates.
Innovative property management strategies such as incorporating solar power have set this property apart from the competition in both its ability to attract tenants and its ability to provide strong returns to its investors. Additionally, the owners can closely track their investment through a web-based monitoring system from anywhere in the world.
